VP of Corporate Lease Administration

Lisa A. Krizek is the VP of Corporate Lease Administration for ascena. Ascena Retail Group, Inc. (NASDAQ–ASNA), is a leading national specialty retailer of apparel for women and tween girls, operating, through its wholly-owned subsidiaries, the dressbarn, maurices, justice, lane bryant, catherines, ann taylor, and loft brands. The company operates through its subsidiaries over 4,400 stores throughout the United States and Canada, with annualized revenues of over $6.6 billion. Ascena’s Lease Administration Department is responsible for Lease Compliance, Lease Accounting and Lease Audit for the company’s portfolio. The department has a thorough understanding of lease billing and reconciliations. They aim to provide real estate support services in a way that results in a competitive advantage to ascena and its brands. They have developed tools to support the lease audit process and best practices for managing occupancy costs. They have performed thousands of lease-related audits for the brands and have recovered in excess of $100,000,000 in landlord overcharges!
Previously, Lisa worked for Melville Corporation as their Assistant Director of Lease Administration during which time she assisted in the administration of more than 5,000 stores.
Lisa studied Communications at Fordham University and had initially planned on becoming a journalist. Collectively, Lisa has over 30 years of retail experience in lease administration! She lives in Carmel, New York with her husband and has two children.
Lisa has been a member of the NRTA since its founding in 1996 and currently serves as the President of the organization.

Senior Director of Global Lease Audit
Deborah Ravel has over 30 years of real estate accounting, auditing and lease administration experience. Presently she is the Senior Director of Global Lease Audit for Gap Inc. In her current role, Deborah is responsible for managing, negotiating and settling lease audits in North America and abroad for approximately 3,000 Gap, Old Navy, Banana Republic, Athleta, Outlet and Intermix stores. Prior to joining Gap in 2005, Deborah was the Director of Accounting for Barnes & Noble, Inc. During her 10 years at Barnes & Noble her responsibilities included managing general and occupancy accounting and fixed assets. She was instrumental in developing and implementing both the CAM desktop and field audit processes.
Prior to being a retail tenant, Deborah worked for various real estate developers including Acadia Management, Fairfield Properties, and Olympia & York. Deborah is a Certified Public Accountant and has a B.S. degree in Accounting from Long Island University–CW Post College.
Deborah has been a member of the NRTA since the organization’s inception in 1996. She has served on the Board of Governors since 2013. From 2013-17 she served as the Treasurer of the association. Currently, Deborah is serving as the Vice President.
In addition, over the past ten years, Deborah has been a member of the NRTA Curriculum Committee and has worked closely with other committee members in determining the courses presented at annual conferences. Through the years, she has presented many courses at the NRTA’s annual conferences including “Managing the Audit Process,” “Co-tenancy,” “Going Global: Best Practices for International Lease Administration/Audit” and most recently “Top 5 Audit Challenges.”

Director of Property Management and Lease Administration
Pamela Myers has over 20 years of experience in the commercial real estate industry. Pam is currently the Director of Property Management and Lease Administration at Petco, based in San Antonio, TX. Prior to joining Petco, Pam was Manager of Lease Compliance for Dick’s Sporting Goods as well as Director of Lease Audit for Total Occupancy Solutions. She began her retail career as Manager of Accounting for GNC. She later changed her focus to lease auditing, working in that capacity at both GNC and Foot Locker Corporations. Ms. Myers has both directed and performed landlord portfolio audits. She has achieved millions of dollars in recoveries and has extensive experience re-negotiating lease terms to achieve reduced operating costs.
Pam has been a member of the NRTA for sixteen years and is a frequent presenter at the annual conference. Pam’s innovative perspective and passion in her field have led her to be a well-respected leader in her field, on the NRTA Curriculum and Membership Committees and on the NRTA Board of Governors.

Sr. Director of Real Estate Operations
Caleb Smith is the Sr. Director of Real Estate Operations for Bridgestone Retail Operations supporting the real estate portfolio needs for Firestone Complete Auto Care, Tires Plus, and GCR stores throughout North America.
Prior to this role, Caleb served in various leadership roles at Dollar General Corp. and The Kroger Co. including facilities maintenance, real estate portfolio management, new store development, environmental compliance, and sustainability.
Caleb is proud to have served the NRTA community for the past several years as part of its Board of Governors and conference curriculum committees.
Caleb holds a Bachelor of Science in business administration concentrated in finance from the University of Tennessee, Knoxville.

Sr. Director of Lease Administration
Dollar General Corporation
Melissa Heisse is Sr. Director of Lease Administration at Dollar General Corporation, a retailer that has been delivering value to shoppers for 80 years. Melissa has over 20 years’ experience at Dollar General where her team of lease administration professionals manages rent administration, lease audit, landlord compliance, renewal negotiations and asset strategy for a 15,000+ store portfolio. She successfully led Dollar General’s Lease Administration software migration project, and she served on the company’s Lease Accounting Steering Committee throughout the implementation of FASB 842. Melissa was the recipient of Dollar General’s Chairman’s Circle award in 2010 for exceptional project management.
Melissa earned a BBA from Belmont University in Nashville, TN, and she holds a CCIM designation. She currently serves on the Lucernex Customer Advisory Board, and she is the Finance Chairperson for her local church in Hendersonville, TN. Melissa and her husband, John, who also works for Dollar General, have one son, Jack.

Andrew N. Jacobson, Esq. is a partner and the head of Real Estate Group at Maslon LLP in Minneapolis, Minnesota. His practice covers a broad range of commercial real estate issues, with a particular focus on commercial and retail leasing, land use, telecommunications as well as design and construction-related agreements.
Andy is a frequent author and speaker on real estate subjects and teaches Real Estate Transactions at the University of St. Thomas School of Law. He is a graduate of Boalt Hall School of Law at the University of California, Berkeley. Andy is also a registered architect, having earned his Bachelors of Architecture from California Polytechnic State University and practiced architecture prior to attending law school.
Andy is a member of both the Minnesota and California bars.
Manager of Lease Audit
Fresenius Medical Care
Susan Rebelo has over twenty years’ experience in Lease Auditing. Susan currently works at Fresenius Medical Care, the largest kidney dialysis company as Manager of Lease Audit. In her current role, Susan is responsible to ensure all operating expenses are compliant with Lease Documents for all 2,650 locations. She is also responsible for collections of any overpayments and manages the external audit firm.
Prior to joining Fresenius in 2013, Susan was the Lease Audit Supervisor for CVS Caremark for 16 years. She was responsible for collecting overpayments made by CVS and responsible for balancing the audit accounts in the CVS General Ledger, and she verifies that all monies collected from the department are deposited to the audit accounts.
Sue has been a member of the NRTA since 1999. She currently serves on the Board of Governors and is a member of the Conference Committee.
Pernell Agdeppa, Esq.

Pernell Bonifacio Agdeppa, Esq. is Senior Real Estate Attorney for Panda Restaurant Group, Inc. in Rosemead, California. In his current position, Pernell provides strategic execution of complex real estate transactions including acquisition, development, and leasing of new company sites and locations; he manages legal due diligence and entitlement timelines and obtains third-party consents to achieve expedited closings; he establishes real estate network and works with the real estate community (e.g., attorneys; brokers; etc.) to support the company’s growth strategies. Pernell coordinates closing budget analyses, property summaries, and closing documentation.
Prior to joining Panda Restaurant Group, Pernell was a Principal and sole shareholder for Agdeppa & Associates, P.C. From June 2005–August 2008 Pernell was the Assistant Counsel & Project Manager for SE Corporation.
Pernell received his Juris Doctor, May 2004 from Southwestern University School of Law, Los Angeles, California. He was a Member, Interscholastic Trial Advocacy Program, 2003-2004.

Glenn A. Browne, Esq. is a shareholder in the law firm Braun, Browne & Associates, P.C., in Riverwoods, Illinois. His law practice is concentrated in the areas of purchase and sale of real estate, commercial leasing and lease-related matters, and the purchase and sale of businesses.
Mr. Browne obtained a Bachelor of Arts degree in Speech Communications at the University of Illinois. He earned his Juris Doctor from the University of Illinois, where he published an article for the University of Illinois Law Review and served as an Editor for the University of Illinois Law Review.
Mr. Browne lectures at events throughout the country for organizations including the National Business Institute, the National Retail Tenants Association and the International Council of Shopping Centers, concerning retail, industrial and office leasing, as well as real estate related matters. Mr. Browne is on the Editorial Board for the newsletter Commercial Leasing Law & Strategy.
Mr. Browne is married to the love of his life, Maribeth, and has four children.
Lease Administration Solutions, LLC
Mary Fraser has over twenty-five years of experience in the area of lease administration and lease auditing. For the past ten years, Mary has been working for Lease Administration Solutions, LLC as a lease auditor.
Prior to LAS, she worked for Friendly Ice Cream for thirty years, most recently as a lease administrator. In that role, she was responsible for overseeing all lease-related payments inclusive of Rent, CAM, Ins., Real Estate and Personal Property Taxes and Percentage Rent. In addition, she was responsible for overseeing lease abstracting, lease auditing and property management.
It was during her tenure at Friendly’s that she was introduced to the NRTA and became involved with the association. She assisted with the start-up of the NRTA office, worked as a volunteer administrative assistant and has been a contributor for the last 22 years serving both the Curriculum and Conference Committees for our annual conference.
Sr. Manager of Global Real Estate Lease Administration
Phyliss Pruden is the Sr. Manager of Global Real Estate Lease Administration at Oracle Corporation. She leads a talented team that administers leases in 92 countries representing over 27m square feet of primarily office properties. She has over 14 years of Real Estate experience and her expertise includes global lease administration, operating expense auditing, process workflow development and standardization, international markets and currency impacts in leasing. Phyliss is a member of the NRTA Curriculum Committee.
Director of Lease Management
Kimberly Williams has been with Genesco, Inc. for 14 years. She started as the Manager of Lease Accounting in 2005 and currently serves as the Director of Lease Management, managing a portfolio of approximately 1,500 stores and 500 equipment contracts for multiple mall-based concepts such as Journeys and Johnston & Murphy. Her team has successfully saved the company over $2 million annually each year through streamlined processes, co-tenancy claims, aggressive Landlord disputes, and desktop audit procedures. She co-headed the implementation of a new lifecycle real estate system and successfully transitioned all lease accounting functions to be managed within the application. She also headed the recent ASC 842 implementation project to be in compliance with the new FASB lease standards.
Kimberly is a graduate of Trevecca Nazarene University with a Bachelor of Science in Business Management with a concentration in Accounting. She obtained her Doctorate of Jurisprudence from Nashville School of Law in 2015 and her Tennessee Law License in 2017.
