With an eye towards the profit equation of the store, this advanced session will investigate how the real estate developer, owner/investor, and lender looks at your lease AND how your company’s credit will determine what the landlord demands of you. Common financial ratios used by real estate professionals will be discussed with an eye toward explaining how factors impact the property/lease administrator. Discussion will include Developer Pro-Forma and Rent Quote; NOI and Cap Rate (IRV formula); ROI, ROE, CoC, NPV; Loan-to-Value (LTV) and Debt Coverage Ratios (DCR); Credit Ratings and Loan Type comparisons and other financial terms.
