Toys "R" Us, Wayne , NJ Real Estate Senior Auditor (Posted on: March 05, 2010) Real Estate Senior Auditor
As part of the Internal Audit group, this position will be responsible for supervising the staff auditors conducting field audits for a designated portfolio of leased and owned retail stores. The position must be able to professionally communicate with external and internal cross-functional organization to include, but not limited to, landlords, management companies, tenants, and the Real Estate Accounting, Real Estate Legal, Tax, Property Development departments.
Specifically, the Job Responsibilities include:
· Manage and provide guidance to Staff Auditors
· Conduct approximately 15+ common area maintenance (CAM) audits annually in accordance with the applicable lease documents
· Review CAM audits prepared by Staff Auditors
· Interact with and provide assistance to third party auditors
· Develop analysis and databases to facilitate CAM audits
· Reconcile landlord statements, research charges/variances and resolve disputed items
· Provide assistance with special projects and Ad Hoc requests related to lease accounting, analysis, disclosure and other department reporting requirements.
Qualifications
· BS degree in Accounting or Finance related area required
· Public accounting experience, CPA license / MBA or working toward, a plus
· 3 to 5 years relevant lease administration / CAM auditing experience
· Previous supervisory and leadership skills
· Conduct close out meetings with landlords and ensure collection/recovery of overpayments
· 35-55% domestic travel
· Public accounting experience, CPA license / MBA or working toward, a plus
· Able to work independently and multitask several projects in a fast-paced environment
· Very strong written and oral communication skills
· Very strong organizational and analytical skills
· Strong computer skills: Microsoft Office, Tririga, Winlease, Outlook Soft and Oracle
