Apple Retail Finance – Real Estate – Lease Administration

This is an opportunity to join one of the fastest growing retailers in the world. Apple has opened more than 275 stores located in the best retail venues around the world. 
 
The Lease Administration team is responsible for managing Apple Retail’s day-to-day lease obligations and for maintaining relationships with local property managers. This team works with many cross-functional business partners including Real Estate, Facilities, Legal, Development. The Lease Administration team reports directly to the Manager, Real Estate Finance.
 
Responsibilities Include:
  • Manage Apple Retail’s lease administration database. This includes verifying new lease information, extracting pertinent information from retail leases and updating the database with lease amendment information
  • Ensure lease documents are interpreted properly and that all payments of rent and additional charges comply with lease terms. Process monthly rent and occupancy payments to landlords.
  • Manage collection of construction Tenant Incentive funds due from landlords
  • Draft lease correspondence, address and resolve landlord/tenant rent issues, and monitor leases/amendments for rent start-up, changes in ownership, and lease terminations
  • Oversee day-to-day landlord relationships regarding rent payments, sales reporting and maintenance issues
  • Provide research for, and preparation of comparative and financial analysis of real estate matters, and keep records of all leased properties
  • Review operating expense payments, reconciliations and estimates. This includes comparing landlord's calculations to lease provisions/changes
The candidate must demonstrate the ability and willingness to:

Education/Experience:
  • Retail lease administration for an organization with a large number of retail accounts
  • Bachelors Degree in accounting and/or finance preferred
  • Experience with database/records management a significant plus
  • Proven track record of successfully completing challenging projects and managing multiple priorities
  • Negotiating experience, attention to detail and strong interpersonal skills required
